Law A-Z Series, "Letter Q"

It was time to get back to the studio and continue my Law A-Z series.  Maybe it was the fear of coming up with a topic that started with the letter "Q" that kept me away for so long.  But I found a good one:  "Quit Claim Deeds".  A quit claim deed transfers to the grantee any and all of the legal rights the grantor has in a parcel of real property.  But the grantor does not "warrant" that his/her title is valid so be very careful when accepting this type of deed.  It may be a quick type of deed (pardon the pun), but it doesn't protect you as well as a general warranty deed.
